What is Class B Planning Usage?

Class B was revoked as of September 1, 2020. This class has been replaced by the new Class E (g). Notably, Classes B2 and B8 remain valid for certain uses.

Use Class B – Business

B1 – Business

Class B1 applies to the following uses:

  • B1(a): Offices other than those within Class A2 (financial and professional services).
  • B1(b): Research and development of products or processes.
  • B1(c): Light industrial processes that can be carried out in residential areas without affecting the amenity of that area through noise, vibration, smell, fumes, smoke, soot, ash, dust, or grit.

B2 – General Industrial

This class is for industrial processes not covered by Class B1 or any of Classes B3 to B7.

B3 – Special Industrial

Class B3 includes industries registrable under the Alkali, etc. Works Regulation Act 1906 that are not included in Classes B4 to B7.

B4 – Special Industrial

Class B4 involves specific processes such as:

  • Smelting, calcining, sintering, or reducing ores, minerals, concentrates, or mattes.
  • Converting, refining, re-heating, annealing, hardening, melting, carburising, forging, or casting metals or alloys (excluding pressure die-casting).
  • Recovering metal from scrap or drosses.
  • Galvanizing and pickling or treating metal in acid.
  • Chromium plating.

B5 – Special Industrial

Class B5 covers processes like:

  • Burning bricks, pipes, lime, or dolomite.
  • Producing zinc oxide, cement, or alumina.
  • Foaming, crushing, screening, or heating minerals or slag.
  • Processing pulverized fuel ash by heat or producing inorganic pigments.

B6 – Special Industrial

Class B6 is designated for processes including:

  • Distilling, refining, or blending oils (excluding petroleum or petroleum products).
  • Producing or using cellulose or other pressure sprayed metal finishes (excluding minor vehicle repairs).
  • Boiling linseed oil or running gum.
  • Using hot pitch or bitumen for specific applications.
  • Producing various chemical compounds and rubber from scrap.

B7 – Special Industrial

Class B7 applies to industries such as:

  • Processing animal by-products (e.g., boiling blood, chitterlings, or soap).
  • Breeding maggots from animal matter.
  • Manufacturing animal charcoal, glue, or feeding stuff from animal by-products.

B8 – Distribution or Storage

Class B8 is for storage or distribution centers.
