08/06/2020Permitted Development Rights for Householder Applications include the following:
Class A
Class A – Enlargement, improvement or other alteration of a dwellinghouse. Larger Home Extension (Prior Approval 6m depth or 8m depth depending on the type of house). Rear Extensions up to 6m depth for a semi or terraced house or 8m depth for a detached dwelling house. Side Extension up to half the width of the existing house and subject to restrictions on height and depth.
Class AA
Class AA – Enlargement of a dwellinghouse by construction of additional storeys.
Class B
Class B – Additions etc to the roof of a dwellinghouse such as Dormers.
Class C
Class C – Any other alterations to a roof of a dwellinghouse.
Class D
Class D – Porches.
Class E
Class E – Buildings incidental to the enjoyment of a dwellinghouse, such as Outbuildings.
Class F
Class F – Hard surfaces incidental to the enjoyment of a dwellinghouse.
Class G
Class G – Chimneys and flues on a dwellinghouse.
Class H
Class H – Microwave antenna/ satellite dishes on a dwellinghouse.
Use Class C5
This consultation paper from the new Labour Government proposes the introduction of a C5 use class for short term lets and permitted development rights to provide flexibility where there are no local issues with such uses. This will see a change to the Use Class Order as well as new permitted development rights.
Permitted Development Rights will allow to go from C3 to C5 and C5 to C3 without requiring planning permission. There is no known date when this will be implemented yet. We suspect this will be Summer of 2024.
Other commercial changes of uses which are covered under the Permitted Development Rights include:
Class A – betting office/ casion, pay day loan shop or hot food takeaway to commercial, business and service
Class AA – Drinking establishments such as pubs with expanded food provision
Class G – Shops, professional, financial, betting offices or payday loan shops to mixed use
Class H – mixed use to retail
Class I – Industrial conversions
Class L – Small HMOs to dwellinghouses and homes to Houses of Multiple Occupation up to 6 persons.
Class M – certain non-standard uses to dwellinghouses
Class MA – commercial, business and service uses to dwellinghouses
Class N – Amusement arcades or casinos to residential
Class Q – Agricultural building to residential
Class R – Agricultural buildings to a flexible commercial use
Class S – Agricultural buildings to state-funded school
Class T – commercial, business and service, hotels etc to state-funded schools
Class U – Return to previous use from state-funded school or registered nursery
Class V – Changes of use permitted under a permission granted on an application.
