Full Planning Application

First, we assess the property site by researching its history and context. Our team studies the local planning authority’s records to identify past property uses and outcomes. We also check the listed buildings register to see if heritage-listed structures are affected. Additionally, we investigate any site constraints, such as Article 4 designations. After the initial assessment, we conduct a site survey to gather all necessary dimensions and information. Typically, within 2-3 working days, we prepare the existing architectural drawings. One of our consultants will then review your ideas for the proposed scheme, either on-site or after producing the scaled drawings. Next, we prepare the proposed architectural CAD drawings and send them to you for approval. We ensure that all planning documents align with the Local Development Plan (LDF), SPGs, SPDs, National Policies (NPPF), the London Plan, and any Permitted Development rights. Once we receive your approval, we submit the application to the local council. While we cannot guarantee approval, we commit to maximizing your chances.

A Full Planning Application Includes:

  • Existing architectural drawings relevant to the project (floor plans, sections, elevations, site plans).
  • Proposed drawings relevant to the project (floor plans, sections, elevations, site plans).
  • A detailed Planning Statement, Design and Access Statement, or Heritage Report (as required).
  • An aerial/photo survey, a block plan scaled to 1:500, and an Ordnance Survey Map scaled to 1:1250.
  • Application forms, notification letters, and CIL questions.
Once we receive planning permission, we adjust the CAD drawings to create building regulations and technical drawings for building control approval and construction. Lawful Development Application

Some developments are exempt from planning permission, falling under Permitted Development or established use (4 years for residential and 10 years for commercial). Often, obtaining a lawful development certificate is necessary to confirm that planning permission is not required. With years of experience, 4D Planning handles these certificates efficiently. The process mirrors that of submitting a regular householder or full planning application.
