4D Planning's Role
4D Planning assisted our client with understanding the feasibility of converting three floors from a vacant College (D1 use) to residential. We prepared some initial sketches of the layouts to establish how many flats we can achieve and we advised our client that we could achieve minimum 20 units with a mixture of 1, 2 and 3 bedroom flats and that the development had a good chance of success. We advised our client on strategy and how to progress, which application to apply for and which application documents would be required to meet validation requirements.
4D Planning was instructed to prepare the architectural drawings, planning documents and application. We liaised with the Council to ensure that all the required documents were provided and that all concerns were addressed. The application did receive some objections from the Council, nevertheless, with our knowledge and experience with the Planning system, we were able to counter-argue and convince the Council that their concerns were not valid and would not stand up at appeal. The application was GRANTED planning permission.
