4D Planning's Role
4D Planning were commissioned to obtain planning permission for the conversion of the large single dwelling into a house of multiple occupation (HMO) and to comply with planning policies and building regulations. We visited the property and advised the client of the best layouts to achieve up to 9 bedrooms (bedsits). We replaced the rear rooflights with two dormer windows and proposed security measures to the property including new doors, CCTV, outdoor lighting, secure postage safekeeping, internal security grills and other measures. We designed a refuse store, cycle parking and new boundary walls. We liaised with the planning officers from Bradford Council to ensure that we retained a high chance of securing consent. The application was granted planning permission within 8 weeks.
