4D Planning's Role
4D Planning were instructed to assist the client with converting a vacant retail unit into a franchise restaurant. We established that the change of use from retail (A1 use class now known as use class E) to a restaurant (A3 use class now known as use class E) does not require planning permission as it falls within the same use class. We checked to make sure that the site constraints did not affect the usage. We then assisted with preparing a planning application for the external changes such as the new signage at the front and extraction flue. We obtained the acoustic report and liaised with the Council until a decision was made. Luton Council granted planning permission within 8 weeks of submission.
